19 issues in development with medium priority
The Taylor site plan and stormwater variance
A development at 1006 Jefferson Ave is back after an October postponement, with both a site plan request and a stormwater ordinance variance on the docket.
Six West plat amendment
Heritage Developments wants to amend the plat for the Six West commercial subdivision along Highway 6 West — a change to an existing commercial development's layout.
Gary Subdivision tree plans
An update on tree-related issues in the Gary Subdivision project — a chance for the board to weigh in on whether new development protects or replaces trees.
Storefront renovation at 307 South Lamar
A noncontributing 1925 commercial building on the Square is getting a more traditional storefront — wood detailing, recessed entry, smaller awning, new cornice. Commissioners want it to blend with the historic character of the Square while keeping it a working retail space.
Country Club Subdivision stormwater concerns
Neighbors worried new construction on the replatted lots could worsen existing drainage problems in that part of Country Club. The board approved the plat with a condition requiring a stormwater management plan before any building permits.
Rehabilitation and additions at 1517 Pierce Avenue
A ca. 1945 cottage gets a full rehabilitation plus carport infill, rear and side additions, and a front porch the commission supported even though staff recommended against it. Original wood siding is to be preserved where feasible.
Rebuild of altered duplex at 503 Van Buren Avenue
A ca. 1900 duplex in the South Lamar Historic District that's been altered beyond recognition can be mostly demolished and rebuilt, keeping only its original front gable. The redesign converts it with more bedrooms, pending a variance from the Planning Commission.
Taylor Condominiums parking arrangement
The board approved reconfiguring a city parking lot and granting a revocable license to support the proposed Taylor Condominium Development at 1006 Jefferson Avenue.
Taylor Condominiums at 1006 Jefferson Avenue
Seeker Properties got the green light to reconfigure the city parking lot and a revocable license for a stormwater line to serve the proposed condo development — with the license held until the site plan is approved.
Exterior modifications to 201-203 North Lamar Boulevard
A century-old but heavily altered building on the Square gets its second floor reopened: balcony doors, a window swap, and a rear egress stair to make room for an apartment and a commercial unit. It's another sign of the Square's upper floors coming back to life.
Brewer's Walk subdivision
A new subdivision at 3110 Jeff Davis Extended got preliminary plat approval with four conditions. It's an early but important step toward new homes and growth in that corridor.
Beacon View redevelopment at 1200 North Lamar
The old Beacon restaurant site becomes two four-story mixed-use buildings with apartments, ground-floor commerce, a rooftop terrace, and a public art mural. The commission allowed first-floor residences and traded required windows for art.
Molly Barr Road right-of-way surplus and sale
The city is selling about 1.2 acres of surplus right-of-way at the Molly Barr three-way to the NOLA development for $545,000, helping that project move forward.
New subdivisions approved on east Oxford corridor
The Heights Phase 6 adds 15 lots near the high school, and a Montecito Medical campus is coming to Buddy East Parkway. Both plats cleared with Planning Commission conditions.
Country Club Square mixed-use development
A three-story building at Bolt Boulevard and Clubhouse Drive will bring new retail, restaurant space, and 15 apartments to the area. Commissioners discussed traffic access at the narrow shared driveway and added a condition to widen the turning radius.
2889 South Lamar Commercial Subdivision
The former Southside Baptist site will be split into three commercial lots; planners flagged that future development on the empty lot could affect parking for existing businesses.
The Finn extended work hours request
The Finn asked to work sunup to sundown during dirt-moving operations, beyond the normal 6:30 a.m.–7 p.m. limits. No board member would make a motion, with concerns about the handful of Landis Road residents already dealing with construction traffic.
The Grove at Grand Oaks, Phase 9
The next phase of the Grand Oaks PUD adds 28 new homes on lots similar in size to Phase 8, south of Phase 8 on Crowson Drive. Approved with seven engineering conditions covering access, water, sewer and drainage.
2025 City Development Plans
Oxford's got major development plans for 2025, and they'll likely affect traffic, neighborhoods, and where new projects go. If you live here or drive here, it's worth watching.
